FULL MANAGEMENT PLUS SERVICE
This service is our most comprehensive service. It leaves the landlord free to pursue other interests with the knowledge that their investment is in the capable hands of a qualified professional.
Let & Go Will:
- Advise on the presentation of the property.
- Advise on all your statutory obligations for property let in the UK.
- Advise on the market rent for the property.
- Advertise on rightmove. findaproperty, primelocation, and www.letandgo.co.uk.
- As soon as a suitable applicant has expressed an interest in taking the property we will complete a tenant application form and obtain a holding deposit equivalent to two weeks rent from the tenant to secure the property.
- Instruct a credit referencing company to assess the proposed tenants suitability.
- Prepare an inventory, NB: where a property is furnished an additional charge will be negotiated.
- Arrange an appointment for the landlord to meet the tenant(s), if desired.
- Collect a deposit equivalent to one months rent and hold it in compliance with current legislation.
- Prepare and execute a tenancy agreement.
- Prepare a standing order mandate.
- Meet the tenant at the property on the move in date to record the utility meter readings.
- Hold on account £200 for routine and emergency repairs.
- Provide RENT protection during the tenancy subject to the terms and conditions of the policy (available on request) and subject to the tenant complying with the requirements of our referencing company.
- Provide LEGAL protection during the tenancy subject to the terms and conditions of the policy (available on request) and subject to the tenant complying with the requirements of our referencing company.
- Where appropriate prepare and serve notices requiring possession due to non payment of rent.
- Prepare the legal paperwork required by the courts.
- Attend court with representation to gain possession.
- Provide duplicate documentation as requested.
- Provide, if requested, copies of rental statements to the landlords accountant.
- At the request of the landlord make additional visits to the property (limited to two).
- Deduct our fees from the monies paid by the tenant(s) and forward the balance and the deposit to the landlord together with a detailed statement of account on one of our three payment runs.
- Arrange at the commencement of the tenancy to collect the rent on a monthly basis during the term tenancy.
- Provide the current meter readings taken at the commencement of the tenancy to the appropriate utility companies.
- As far as is reasonably practicable we will take steps to recover any rental arrears or monies owed by the tenant.
- On receipt of cleared funds, transfer the balance to the nominated account.
- Prepare an e-statement of account unless otherwise instructed.
- Visit the property at appropriate intervals to carry out inspections.
- Maintain detailed records of all communications during the tenancy.
- Be the point of contact for the tenant(s) during the course of the tenancy and will deal with ALL tenant enquiries.
- Check out the tenant at the end of the tenancy.

RENT (COLLECTION) PROCESSING SERVICE
This service is a half management service. It is suitable for an experienced landlord who has the time and expertise to deal with the daily management and maintenance issues relating to their rental property.

BUDGET TENANT FIND SERVICE
This service is a hosting and legal paperwork service and is only available on line via the Landlord Trading Zone. It has been designed specifically for the very experienced independent landlord who has the time and expertise to manage their own properties including holding the tenancy deposit in line with current legislation. It provides the same marketing exposure for your property as if using an agent, but enables the landlord to maintain control.

- Provide a tenancy agreement and associated legal paperwork for completion by the landlord.
RESPITE TENANCY MANAGEMENT SERVICE
This has been designed to provide short term cover for independent landlords, giving peace of mind and improved security during your extended holidays, breaks or business trips.
Let & Go Will:
- Take over your property management responsibilities.
- Deal with ALL tenant enquiries.
- Carry out all emergency repairs as instructed.
- Keep detailed file notes where appropriate.
- Upon your return we will hand back your property and provide a copy of our records.
Whether you want to cover a void period between tenancies or you would like us to look after your home whilst you are away on a holiday or business we can help; property watch is suitable for all empty properties. It has been designed to give peace of mind and improved security.
Let & Go Will:
- Visit the property twice a week and check it is secure
- Carry out dutires as required.
- Ensure heating is set in extreme cold weather conditions if required.
- Arrange for draining down of the water system when in receipt of written instruction.
